2. Marketing Materials
We will engage and supervise on your behalf graphics professionals to create all collateral and marketing materials deemed necessary for the project, including, logo development, advertising, brochures, postcards, floor plans, signage, virtual simulations and web site design.
3. Direct Mail
Eric Janssen utilizes direct mail aggressively in promoting real estate. We recommend an ongoing direct mail program be developed targeting neighboring area and specific buildings. Mailings to all co-brokers, nearby residences and broker mail lists will be utilized to disseminate information regarding the property. This will include both posted mail as well as direct email to our database of potential buyers and brokers.
4. Numerous Offices
With a combination of corporate and retail offices throughout Manhattan and Brooklyn we are able to service clients through out the NYC region from 8 centrally and strategically located offices.
We will be emailing, “rolexing” and telephoning over 300 firms in Brooklyn and Manhattan, follow up with regular updates, and sponsoring Open Houses at the site so that brokers are fully informed about the project. In addition, we will conduct on site presentations to all the major brokerage companies in the city to provide your development with the widest possible exposure.
6. On-Site Presentation
The model apartment will be designed to reflect the contemporary life style of today’s purchasers and will highlight the advantages of the property. We recommend that there be regularly scheduled hours during which we will have a team available 7 days a week to escort buyers through designated portions of the property, answer any and all questions, qualify buyers and solicit offers on the property. We will provide weekly reports detailing customer and broker feedback, sales activity and transaction updates.
7. National and International Outreach
We will inform our Knight Frank affiliates as well as our fellow members of the Real Estate Bopard of New York ( REBNY) of the project with particular attention to our close working relationship with other high-end full service real estate firms.
8. Online Presence
Our online presence will be an integral part of our promotion. A separate website will be designed for the development, enabling the public and brokerage community 24hr access to all information about the units, amenities, neighborhood and current availability. The site will include photographs, floor plans, virtual simulations (if necessary), building amenities, neighborhood information, and other information that becomes necessary as we develop them. In addition, the property will be noted as a “featured development” on the Eric Janssen website. We will further enhance the project’s online presence through Facebook, Twitter and a variety of industry blogs.
Prominent signage will be designed and placed strategically on the property at the appropriate time taking into consideration any issues that may arise with insiders.
10. Ongoing Accountability
Our team will be available to you at all times throughout the sales process to discuss activity at the site, assess the result of our marketing campaigns and provide current market updates. Weekly reports will be provided to you outlining the number of showings, number of offers, status of all transactions and ongoing updates on marketing efforts in order to keep you fully advised as to all aspects of the marketing and sales activity.
11. Assistance with Offering Plan
We will assist you in the development and implementation of your offering plan including the preparation of the Schedule A and B, neighborhood information management information if so required, as well as providing all certifications necessary to comply with all New York State Attorney General’ requirements.
12. Follow Up and Closure
Our team will follow up on all aspects of the transactions, working with mortgage brokers, bankers, buyer’s attorneys, etc. to ensure a smooth transaction and timely closing.
